Furthermore, the interest rate offered to each client depends more on the client’s credit history, income history, reserves, and Loan to Value ratio for their property than on ‘current’ market rates. Rates published by the Federal Reserve or offered in the Sunday newspaper are only ‘indications’ of rates available and often just lure prospects to large banks who ultimately change the conditions once the prospect’s credit history or desired Loan to Value ratio is known.

For the reasons sited above, Providential does not quote rates on our website. The actual interest rate you receive will depend on your credit situation and the home you want to finance. Quoting you a rate on this website would only serve as a ‘teaser’ to get you to submit a mortgage application with us. That practice (in our opinion) is not in your best interest. That’s why you need to contact Providential to solicit the advice of an expert Loan Officer.

We remain confident we can offer you a mortgage with an interest rate 1/8th to ¼ below prevailing rates for people in a similar credit situation because of the vast number of lenders we work with and our ability to finance deals with our own funds as a direct lender. We will find the lender (probably ourselves) that considers your situation to be the lowest possible risk; and therefore, the mortgage with the best terms.
